Top 10 Tips

  1. You can now register by e-mail for automatic notification of future auctions and results. This will provide access to the online catalogue before the paper catalogue is released to give you maximum preparation time. Registration will also allow you to automatically receive notification of the results after the auction.

  2. Let the Auctioneer know if there are any properties you are interested in and view as early as possible.

  3. Make sure you have all the necessary funds available to complete the purchase without disposing of other property.

  4. If you need a mortgage, obtain a firm offer from your lender well before the day of the auction.

  5. Ensure that your survey, search and checks of legal documentation are completed before the auction.

  6. In accordance with the Money Laundering Regulations 2003, you will need to provide proof of identity and register prior to or at the auction in order to obtain a numbered bidding paddle. Please see below for more information

  7. Check with the auctioneer for an acceptable method of payment to cover a ten per cent deposit payable at the auction.

  8. You must read all the Conditions of Sale and any Special Conditions before the auction. Additional information or any addendum to the catalogue can be added at a late stage so you must check just prior to the auction starting to make sure there is no important and/or additional information about the property you want to buy.

  9. If you do not wish to bid in person, either ask an informed friend to act for you, or you can arrange to bid by telephone. When you are not present in person, you will still need to provide proof of identity and cleared funds in adequate time before the auction. Pay careful attention to ensure that you are bidding for the correct lot. To make use of either of these situations, a completed and signed form needs to be submitted to the auctioneer.   10. Set yourself a limit for how much you are prepared to bid, and whatever happens, force yourself to stick to it.

 

Purchaser Proof of ID - Important New Requirements

 

In order to conform with the Money Laundering Regulations 2003, all prospective purchasers must provide proof of identity to the Auctioneers at the time they register to bid immediately prior to the auction. Each purchaser must bring one document from each of the two lists below:

 

PERSONAL IDENTIFICATION – Either

  1. Currently valid, signed Passport or
  2. Current UK Driving Licence

 

EVIDENCE OF ADDRESS – Either

  1. Public Utility Bill issued within the last three months or
  2. Local Authority Tax Bill or
  3. Bank, Building Society or Credit Union statement containing current address or
  4. Most recent original Mortgage Statement or
  5. Current UK Driving Licence (if not used as ID document above)

WARNING YOUR REGISTRATION WILL NOT BE ACCEPTED AND YOU WILL BE UNABLE TO BID IN THE AUCTION UNLESS ADEQUATE IDENTITY DETAILS AND EVIDENCE OF ADDRESS ARE PROVIDED.

 

Purchasers Responsibility

  1. You are advised not to bid if any of the following apply
  2. you are unsure
  3. you have no deposit with you
  4. you have not been registered
  5. you have not viewed the lot
  6. you have not checked the legal pack

Defaulting Purchasers
Please be aware that any purchaser who fails to complete a purchase or whose cheque is dishonoured by their bank will have their details published in a future catalogue and be barred from future auctions.

 

 

Auction Deposits

 

These are payable on the fall of the hammer and are 10 per cent of the purchase price (minimum £5,000). Deposits can be paid by:

  1. Banker’s Draft
  2. Company Cheque (only if pre-cleared)
  3. Solicitor’s Client Account Cheque
  4. Personal Cheque (only if pre-cleared)
  5. Cash

 

Cheques should be made payable to Miller Metcalfe Limited as agents for the seller. Deposits taken in advance of the Auction for Proxy or Telephone Bidders must pay by cheque or CHAPS. Personal and Company cheques will be accepted only up to three days prior and these must be accompanied by a £20 cash payment to cover administration costs and the bank charges for special clearance. Bidders Registration

 

All potential buyers must register their full details before bidding. At the Registration desk, you will need to provide the full names and addresses of the Purchaser and their solicitors, proof of identification and of your method of payment for the deposit required. Registration takes place outside the Auction Room and upon registration; you will be allocated a personal bidding number which will enable you to bid. There is no charge for registration.

 

Proxy & Telephone Bids

 

We strongly recommend all prospective buyers to attend the auction wherever possible. Fully detailed application forms are available on request by telephoning 01204 52 52 52. These forms must be received in our office no later than three days prior to the auction.

 

Legal Documentation

 

All legal documentation – THE LEGAL PACK – supplied to us, including the Special Conditions of Sale, Leases, Plans, Planning Permissions, Title Details and Local Authority Searches will be available for inspection at the Auctioneer’s office by prior arrangement and in the Auction Room prior to the sale.

 

Pre-Auction Offers

 

Only offers in writing will be considered and only when the Lot has been inspected and the Legal Pack considered. Any offer will be assumed to be your best and final offer and we cannot guarantee you will be invited to increase your bid. Our client’s instructions permit us to refuse any offers below the upper limit of the Guide Price.

 

Viewings

 

Viewings of all properties are by prior confirmed appointment with the Auctioneers. Viewings of all tenanted properties are at the courtesy of tenants and at times convenient to them. All tenants are under strict instructions not to permit unauthorised viewings and interested parties are asked to respect their privacy. Please telephone 01204-525252 to make an appointment to view. If you make an appointment to view and then do not attend, you may be charged a ‘no-show’ fee.

 

Administration Charge

 

Miller Metcalfe Limited apply an Administration Charge on the sale of each lot to be paid by the successful purchaser. This charge will be payable at the same time as the Auction deposit. The Administration Charge is £200 including VAT. A VAT receipt will be issued in the name of the contractual purchaser. In the event of any non-payment, the £200 will be deducted from the contractual deposit and thus would be due on any completion from the buyer.

 

Guide Prices

 

Any stated guide price must not be relied upon by bidders as a valuation or assessment of value of the property. Guide prices are subject to change and bidders should make regular checks for changes, Eventual sale prices may be above or below the guide price level, dependent on competition. Bidders should not presume the guide price to be indicative of the full expected sale price.

 

HIPs

 

In accordance with current requirements all HIPs are provided and uploaded to our website as quickly as possible. A hard copy is available within the Legal Pack. Hard copy HIPs are however, not available to be taken away from the Auctioneer’s office
